Almost 60 years of experience in the hotel industry, strong growth of the premium portfolio and the development of its own operating systems have enabled the tourism company Aminess Hotels & Resorts to make a strategic leap forward in recent years that is changing the way the hotel industry develops in Croatia and the region.

Aminess founded a separate management company in 2022 Aminess Hospitality Group Thus, he began to systematically transform his own knowledge, processes, and operational standards into a scalable management model for hotels, resorts, and campsites where he is not the owner.

Today, the total portfolio of Aminess consists of 33 facilities in 12 destinations, which includes 24 own hotels and the object and nine properties managed through Aminess Hospitality Group.

Mladen Knežević: Our goal is to create one of the leading regional hospitality platforms

"In Western markets, the role of property owner and hotel operator has long been clearly separated. Owners invest capital in the development of projects, while specialized operators manage hotels, develop the brand and improve standards. This asset-light model is rapidly coming to our region, and Aminess was among the first to recognize it and systematically develop it. It is precisely this model of cooperation with established operators such as Aminess that is recommended by more and more financial institutions and banks when financing hotel projects, as it is extremely difficult for independent hotels to ensure long-term competitiveness today due to high costs of work, energy and distribution, challenges in finding quality employees and the ever-increasing expectations of guests", he explained Mladen Knezevic, President of the Board of Directors of Aminess.

Operational management and franchise models

The operational management model implies that Aminess Hospitality Group takes over the entire management of the hotel or resort on behalf of the owner - from sales, marketing and revenue management to product development, operational standards, human resources, digital systems, quality management, procurement, employee education and daily operations.

Such a model is particularly interesting for investors and property owners who want to retain ownership of their real estate, dok operational management and business development entrust it to an experienced hotel operator.

At the same time, Aminess assumes responsibility for commercial and operational results, business optimization, revenue growth, cost control, and continuous improvement of the guest experience and the facility's market position.

On the other hand, the company also offers franchise model which places special strategic emphasis, and which allows partners to access the power of the Aminess system while retaining ownership and a certain degree of operational autonomy.

Partners have access to Aminess's sales and distribution channels, loyalty programs and existing guest base, CRM systems for managing guest relationships, centralized marketing, revenue management, quality standards, employee training, centralized procurement, digital tools, and continuous operational support.

The special feature of this concept is that it does not only include hotel brands such as Laurel, Younique, Aminess, Vival, Maradiso, Style Camping and Planet Camping, but also developed restaurant and outlet concepts such as 7 Seas Restaurant & Bar, Half 8 restaurants, trattorie 'Il Cantuccio' and La Gradele, which can be implemented within partner projects.

In this way, partners not only receive a recognizable hotel brand, but also a complete operational solution that encompasses accommodation, gastronomy, sales, marketing and guest experience management.

"Given that the Croatian and regional hotel industry will undergo strong consolidation and professionalization in the coming years, our goal is to create one of the leading regional hospitality platforms that brings knowledge, security and long-term value to partners. Our goal is not only to manage facilities, but to help owners increase the value of their investments, improve their market position and achieve sustainable business results. Our strategy includes further regional expansion, new partnerships, own investments and acquisitions, and continuous improvement of the entire portfolio of facilities.", concludes Knezevic.
